Do you select your guests?

Absolutely! We have a dedicated team solely focused on the selection, communication, and management of guests, ensuring that your property is rented to trustworthy individuals. We exercise the utmost care when accepting bookings: we ask guests for their age and reason for reservation, prioritizing those with positive reviews and verified profiles. Reservations by families or couples are given preference. A valid ID or passport is required for entry, allowing us to systematically verify the identity of all guests.

Who handles the keys and the guest welcome?

Our multilingual welcome team speaks both French and English, ensuring a seamless check-in experience for every guest. Our bespoke service includes round-trip airport transfers for guests, a personalized in-person welcome by our relationship manager, a tour of the property, and a comprehensive guide to activities, bars, restaurants, and places to visit in Da Nang.

How do you select your staff?

Composed of a Relationship Manager and an Executive Housekeeper trained in the finest palaces in France and Switzerland, our management team selects and trains the staff personally. As with any luxury establishment, our executive housekeeper thoroughly inspects each property and verifies cleanliness according to a set list of criteria before each guest's arrival to ensure impeccable cleanliness and anticipate any potential technical issues.

What are your rates?

Our management fee is usually between 20-30% depending on each situation. This fee is charged based on the nightly rate of each reservation, after platform fees (Airbnb, Booking.com, etc.) are deducted. In addition, cleaning fees are paid directly by the guests.
Our rate includes our concierge services, the cleaning, the purchase and management of linen of hotel-quality standards, as well as the purchase of personalized 5-star amenities and the complimentary private transfer from/to Da Nang International Airport for each guest.

How is my revenue calculated?

Your revenue is calculated based on the price applied to your property and the actual number of nights booked through the rental platforms. You receive the net income generated by your property, after our commission is deducted. As the property owner, you directly receive your revenue and pay us our commission after receiving an invoice at the end of the month. Thanks to our dynamic pricing algorithm, we adjust your base price (up or down) nightly, based on supply and demand, to optimize the occupancy rate and, consequently, your revenue.

Do you provide the linens (sheets and towels)?

Yes. We provide hotel-quality sheets and towels as part of our cleaning services. We also include the replenishment of toiletries, professional cleaning products, and 5-star personalized amenities.

Can I occupy my property for part of the year?

Of course, your property remains your property. The "high season," which has the most frequent bookings, is reserved for guests. During this period, you may only book your property for up to 10 days. For the rest of the year (mid and low seasons), you are free to occupy your property for a total of one month, whether consecutive or not.
